

We’re delivering an ambitious retrofit with Shorea Capital and Native Land at SIRA (188 City Road) that will transform the existing building into 42,000 sqft of premium office space.
The project retains 75% of the locally listed building’s existing structure, saving over 1,000 tonnes of embodied carbon compared to new construction, and will be achieving best-in-class embodied and operational energy targets, showing how heritage buildings can be successfully adapted for modern use.
Demolition of the existing core and roof is now complete, with the new core now rising and three additional floors taking shape on site.



While most people only see the finished building or polished marketing imagery, we are equally drawn to the construction phase and technical details. Watching the layers of the old building reveal themselves as new structure emerges captures the essence of what we do, transforming complex challenges into spaces that work for modern tenants.
